This Privacy Policy describes how Matt Caiola, a licensed Connecticut real estate salesperson affiliated with Higgins Group Private Brokerage (together, “we,” “us,” or “our”), handles personal information collected through caiolafinehomes.com (the “Site”) and the real estate services we provide.

Transparency is a baseline expectation, not a courtesy. If anything on this page is unclear, please write to us and we will answer.

We collect information in three categories.

We use the information described above to:

• Respond to your inquiries and deliver the real estate services you request, including home valuations, property matches, and representation conversations.
• Operate and improve the Site, including analysis of which listings and pages are most useful to visitors.
• Send transactional communications, such as confirmation that we received your message.
• Send marketing communications where permitted by law, including new-listing alerts, market updates, and newsletters. You may unsubscribe at any time.
• Prevent fraud, abuse, and automated misuse of the Site.
• Comply with legal obligations, respond to lawful requests, and enforce our agreements.

Our Site provides automated home-value estimates produced algorithmically from public records, comparable sales, and third-party data. These estimates are not appraisals, are not prepared by a licensed appraiser, and should not be relied upon as an accurate statement of market value. A formal opinion of value requires a licensed appraisal or a comparative market analysis prepared by a real estate professional.

Automated valuations are not used to make decisions that have a legal or similarly significant effect on you. If you would like an estimate reconsidered with additional context, write to us.

We do not sell your personal information. We share it only in the circumstances described below.

Depending on where you live, you may have rights under applicable privacy law. We voluntarily extend the following rights to every visitor, regardless of jurisdiction:

We use cookies and similar technologies for three purposes:

Most browsers let you refuse or delete cookies through settings. If you disable cookies, parts of the Site may not work correctly. We honor the Global Privacy Control (“GPC”) browser signal as a valid opt-out of sale and targeted advertising, even though we do not currently sell personal information. When GPC is enabled, we do not load optional third-party analytics scripts.

With your consent, we may send marketing emails about new listings, market trends, and our services. Every marketing email includes an unsubscribe link. You may also email mattcaiola@higginsgp.com to opt out of marketing communications.

If you provide your phone number, we may contact you by phone or text about your inquiry. We will not send marketing text messages unless you have given us express written consent. You may opt out of text messages by replying STOP. Message and data rates may apply. Frequency varies.

We do not sell your personal information, and we do not share it for cross-context behavioral advertising. If this ever changes, we will update this policy and provide a clear opt-out mechanism. You may reach us about this at any time at mattcaiola@higginsgp.com.

We retain personal information only as long as reasonably necessary for the purposes described in this policy, including to provide services, maintain business and tax records, resolve disputes, and comply with legal obligations. Lead and inquiry records are retained while your account is active and for up to seven years thereafter to meet brokerage recordkeeping requirements. You may request earlier deletion under Section 06, subject to these legal retention obligations.

We use reasonable administrative, technical, and physical safeguards to protect personal information, including encryption in transit, access controls on our database, and the use of reputable service providers. No system is perfectly secure, and we cannot guarantee absolute security. If we experience a data breach affecting your information, we will notify you as required by Connecticut law (Conn. Gen. Stat. § 36a-701b) and other applicable laws.

The Site is intended for adults and is not directed to children under 13. We do not knowingly collect personal information from children under 13. If you believe we have collected information from a child under 13, please contact us and we will delete it. For users between 13 and 16, we do not sell or share personal information; any such activity would require opt-in consent, and none is currently solicited.

The Site may link to third-party websites, including listing photos, brokerage pages, and partner services. We are not responsible for the content or privacy practices of those sites. Property listings displayed on the Site are supplied by third-party MLS and IDX feeds; the underlying data is owned by the listing broker and the MLS, not by us.

The Site is intended for users in the United States, primarily Connecticut. If you access the Site from outside the United States, your information will be transferred to and processed in the United States, which may have different data-protection laws than your country.

We may update this Privacy Policy from time to time. When we make material changes, we will update the date at the top of this page and, where appropriate, provide additional notice by email or on the Site. Continued use of the Site after an update means you accept the revised policy.
